<p>First-time buyers being drawn into the market by low interest rates and  affordable housing, are attracted to convenient, urban living, said analysts on  a conference call Thursday to discuss the report.</p>
<p>Among the major trends, experts highlighted single family homes, the condo  boom and an urban lifestyle, where restaurants, subways, schools and work are  within walking distance.</p>

      <description><![CDATA[The number of new listings for single family homes in North Vancouver for the month of March 2012 is 198 which is only down a mere -2% from March of last year. The number of new lsitings for attached real estate for the month of March was 971 which is down -10% from last year at this time. The number of new listings for condos for the month of March 2012 is 177 which is up 12.7% compared to last year at this time. <br><br>There were 121 sales for single family homes in North Vancouver for the month of March 2012. This number is down -10.4% compared to March of 2011, but is still quite high compared to March of 2010 which had 96 sales recorded for the month. The median sale price for a single family home was $1,017,500 which is up 9.3% from last year at this time.<br><br>There were 54 sales for attached real estate in North Vancouver for the month of March 2012. This number is down -28.9% from March of last year. There were 40 sales of attached real estate and the median sale price was $672,500 which is up 6.7% from this time last year.<br><br>There were 91 condos that sold in North Vancouver for the month of March 2012. This number is down -18.8% from March of 2011, but again is still up from March of 2010 which had 72 sales recorded for the month. The median sale price for a condo in North Vancouver is $410,000 which is up 12.7% from last year at this time.<br><br>]]></description>

      <description><![CDATA[<br>In West Vancouver there were 105 sales recorded for the month of March 2012. This number is down -44.1% from the 188 sales that occured in March 2011. Although the numbers are down quite significantly for this year, if we compare them to 2010 they are quite similar. This illustrates how hot the real estate market was last year and the high volume that was traded.<br><br>The number of new listings on the market is down about 14% from last year at 217 for the month of March.       <description><![CDATA[Overseas investors are snapping up properties in Canada's largest cities, driving up prices and pushing ordinary Canadians out of the housing market, observers say.<br>
<p>Real estate experts call it the "new reality," and the high price paid for a north Toronto bungalow is the latest evidence.</p>
<p>This month, the three-bedroom bungalow, circa the 1960s and without much updating, sold for $421,800 over the asking price, creating a buzz among agents and other buyers.</p>

      <description><![CDATA[For February 2012 there were a total of 209 sales in North Vancouver. This number is down 9.9% from February 2011 which had 232 sales at it's month end. Although this may apprear to be a downwards trend in market activity, sales are still quite high when comparing February of 2010 which had 172 sales.<br><br>A similar trend has followed with new listings. There were 411 new listings activated in February of 2012 for North Vancouver. This number is down 8.5% from February 2011 which had 449 new listings. Again, these numbers are still quite high comparing them to February of 2010 which had 277 new listings.<br><br>The average sale price for a detached home in North Vancouver for February 2012 is $1,086,760 (up 9.1% from February 2011)<br><br>The average sale price for an attached homes in North Vancouver for February 2012 is $730,523 (up 13.2% from February 2011)<br><br>The average sale price for an apartment home in North Vancouver for February 2012 is $394,334 (up 3% from February 2011)]]></description>

      <description><![CDATA[For the month of February 2012 there were a total of 94 sales in West Vancouver. This number is down 18.3% from February 2011 which had 115 sales. Although this may appear to be a downwards trend in activity, sales are still relatively high when looking farther back to February of 2010 which had 82 sales.<br><br>New listings for West Vancouver real estate has followed a similar trend. For February 2012 there were 180 new listings (down 21.1%) from the 228 new listings for February 2011. In February 2010 there were 157 new listings that came on to the market.<br><br>The aveage sale price for detached homes in West Vancouver for February 2012 is $2,366,612 (up 25.7% from February 2011)<br><br>The average sale price for attached homes in West Vancouver for February 2012 is $822,606 (down 33.3% from February 2011)<br><br>The average sale price for apartments in West Vancouver for Frebruary 2012 is $749,971 (down $37.1% from February 2011)<br><br><br>]]></description>
